Community Cooling’s summer was chock full of ac repairs.  As many folks in the SW Florida community dealt with the combination of heat, humidity, and unfavorable weather our phones  were quite busy with requests for a wide variety of not only ac repairs, but, we had our normal amounts of maintenance calls and installations as well.

We have a larger than normal number of calls where we found leaking coils.  It is our opinion that “they just ain’t making em like they used to.”  In an effort to keep their prices down, many ac companies have opted to have their coils made overseas, where the quality of materials used may be suspect.  If the increase in coil repairs is any indicator, that appears to be the case.

Post Irma AC Work

The past few weeks following Hurricane Irma have been busy for us. Aside from the normal, day to day repairs, services, and scheduled appointments that keep us hopping throughout the year we have also been facing a large number of calls related to Post Irma AC Work. High water and wind have wreaked havoc on many of our loyal clients HVAC equipment, and we have been extremely busy getting their air conditioners back up and running.

Customers in park model homes have really had it tough with post Irma ac work.  90% of park model homes have their ac ducts underneath the flooring, which makes those ducts susceptible to flooding when the water rises.  Even if somehow the ac is running, and blowing air, the fact that the air is entering the home by blowing over pooled water in the ducts (or even simply over damp duct material) means it is picking up moisture (humidity) before it even re-enters the home, which means that it will be difficult if not impossible to achieve the desired level of comfort.

Iced Up Air Conditioners

Iced up air conditioners represent a large portion of the calls for service we recieve over the Summer months.  During the Summer our SW Florida air conditioners are fighting a never ending battle against outright oppressive heat.  If a few small things get out of alignment (such as air flow, refrigerant levels, run time, or humidity) the end result can too often be an iced up air conditioner, and insufficient levels of comfort inside the home or business in question.

The two main causes of an air conditioner icing up are low levels of coolant, or insufficient air flow.  There are several reasons why these causes can occur, but, basically it usually boils down to the  Joule Thomson Effect.

When an air conditioner is running, but, the air it is pushing out is not at the normal flow, or as cool as it should be, there is a good chance your air conditioners icing up. The problem is not going to reverse itself on its own!  It is always worth a try to turn the ac off for a few hours, let the ice melt, and the turn the air conditioner back on and see if the cooling is improved.  While the a/c is off is a good time to check/replace the air filter as insufficient air flow is one of the prime causes of iced up air conditioners.

A vapor barrier, for air conditioning purposes, would be any material, or combination of materials working together, to keep moisture from entering a specific area. ,  Vapor barriers typically come in the form off a plastic or foil sheet, that diminishes the ability of moisture to penetrate the living area through walls, ceilings and floors.

How Find/Fix An Air Conditioner Refrigerant Leak

Air Conditioners with refrigerant leaks struggle to cool homes, and grind themselves into disrepair trying!

 

 

Whether freon, or any other type of coolant, refrigerant leaks can be a frustrating problem.  Not the kind of refrigerant leak where a big whole is torn in your coils or your copper tubing … but that slow leak that seems to make you want to believe that  you will get an extra month or two out of this charging, or the blind hope that somehow the leak will get clogged up and no longer be a problem.  Unfortunately that is rarely the case. Small holes always become bigger holes and will eventually need repairs, recharging your coolant over and over is much like throwing your money out the window.

R-22 air conditioning refrigerant. Refrigerant leaks not only cause inefficient cooling, but, can also damage your equipment.

R-22 refrigerant is being phased out, and being replaced with with R-410A.  Check out the differences between R-22 and R-410A here.

The quickest, easiest, and least expensive way to try to find a refrigerant leak is to do a soap test, wherein we apply watered down liquid soap to the visible, refrigerant conducting surfaces.  If we see a bubble start to form we know we have found a leak.  If we can’t find the leak this way we move on to the second method.  We inject dye into the system to color the refrigerant.  We give the system a day or two ( or overnight if the weather is unbearable) to hope fully reveal the location of the refrigerant leak (although slow bleeding pinhole leaks can take even longer in some cases.)  If this doesn’t reveal the location of the refrigerant leak we tend to assume that the leak is either somewhere under the foundation of the home, or hidden behind the drywall.  In these cases it is more practical to run a new line than to wast time and money stubbornly chasing down the leak.

Emergency Drain Pan A Nightmare Waiting To Happen

An emergency drain pan on an air conditioner is a potential source of trouble coming straight out of nowhere.  Many homeowners believe that the sole reason an emergency drain pan will leak is due to it’s rusting through creating a hole in the bottom of the pan.  However, long before the pan rusts completely through, the rust will begin to form into sheets on the bottom of the pan.  As your air conditioner runs, and gives off condensation (which drips into the drain pan) it causes a current in the water, breaking the sheet of sediment and rust off of the bottom of the pan, breaking it into small pieces, which happen to be just the right size and density to float and move about in the emergency drain pan, blocking the drain itself, and flooding the living quarters below.

This large chunk of rust and sediment is just the right size to block the drain pipe and cause the emergency drain pan to overflow!

 

 

One of  the most important aspects of Community Coolings’s 16 point inspection is to check the condition of your drain pan.  We recently went into a home for a service call and found large chunks of rust (see above)and sediment swirling in the currents of the running air conditioner.  It was a good thing we found it when we did.  It was just a matter of time before the bigger pieces of rust blocked off the drain pipe, causing it to overflow.  The drywall underneath would not have held up for even a half an hour, and the leak would have found it’s way  into the living quarters, and in this instance it would have been directly above the master closet!  Thousands of dollars worth of expensive clothing would have been damaged or destroyed!

While on a “no cool” service call in Fort Myers our techs encountered a challenging problem to diagnose.  We opened up the equipment and found low suction pressures, high superheats, low amp draws, and low head pressures.  Typically this seems to indicate a liquid line restriction.  We checked the lines, and after some consideration decided to try a new thermal expansion valve.A system with a restricted metering device has the same exact symptoms symptoms as a system with a liquid line restriction that occurred after the receiver. This is because the thermal expansion valve, or TXV is, in fact, part of the liquid line.A TXV being blocked, restricted, or malfunctioning will cause the evaporator, compressor, and condenser to be starved of refrigerant.

Expansion valves are flow-restricting devices that cause a pressure drop of the working fluid.

How effective the thermal expansion valve performs is best determined by measuring the superheat. Observing the accumulation of frost on the suction line or considering only the suction pressure may be misleading. Checking the superheat is, generally speaking,the first step in a thorough and systematic analysis of thermal expansion valve performance.
